legally is it permisable to allow a 16 year old to live alone to attend university?

I am a Realtor in Toronto, Canada and this question has been posed by an offshore client.

yes, assuming the university has accepted the child as a full time student, and the property owner has no problem with allowing the child to live there.

The parents would obviously have to vouchsafe the child on the lease.

How do I become a real estate agent in Canada?

I am currently attending the University of Western Ontario to obtain a Bachelors degree (in my second year). This summer (and the next summer) I want to attend OREA (Ontario Real Estate Association) to get my real estate license. Is this all I have to do to become a real estate agent? Do I need other experience, and what else can I do to guarantee that I get a job in the field?

Realtors and Rebates?

If a Realtor gave a commission rebate back to the buyers of a property does the Realtor have the claim the entire commission as income, or just the portion he/she retains?

Who is paying the actual rebate you or the broker? If the broker is paying the rebate then it should be the net difference minus the rebate that is reported on your T4. If this is the case than I expect the gross commission would be paid directly to the broker and you would be paid the difference between the gross amount and what the broker takes out.
If you are directly in the Business of selling houses and are not employed by anybody than you would simply complete a Business return for taxes and declare all your gross revenues and subtract all your expenses including rebates.

How best can I buy a condo/apt in Montreal Canada? I live in US.?

I live in New England and am interested in having a permanent spot in Montreal. Are there real estate agents in US who could help me? Or is it best to work with a Montreal-based realtor? What are the pit-falls, and tricky details in all this? Or is it better to rent?

I suggest you find a local (Montreal) agent that deals with international clients. Call around and find one that works with "business" people that live and work in different cities. It is very common in most large cities for people to do this. I wouldn’t use an agent from New England unless they live part-time in Montreal.
