The age of majority, legally, in Ontario is 18. That is the age when the law considers a child is no longer a minor but is an adult who is capable to assuming control over their persons, actions and decisions, thereby terminating the legal control and legal responsibilities of their parents or guardian over and for them. This includes the ability to marry, the legal ability to vote and drink and the legal authority to enter into legal contracts.

If you are being asked to help a 16 year old establish a residence in Canada, for the purposes of going to school and living alone, I would be speaking with a lawyer before I do anything more. Your realty firm must have a lawyer available that you could speak with. I know that even kids under 18 in Canada who move to a different area to play minor hockey still have to have a guardian and have someone to live with so I'm sure there are legal reasons. If I was called to a residence or learned of a residence where a 16 year old was living alone I'd be calling Childrens Aid and launching an investigation into it.
References :
24 years in policing and counting.

yes, assuming the university has accepted the child as a full time student, and the property owner has no problem with allowing the child to live there.

The parents would obviously have to vouchsafe the child on the lease.
References :
Who is paying the actual rebate you or the broker? If the broker is paying the rebate then it should be the net difference minus the rebate that is reported on your T4. If this is the case than I expect the gross commission would be paid directly to the broker and you would be paid the difference between the gross amount and what the broker takes out.
If you are directly in the Business of selling houses and are not employed by anybody than you would simply complete a Business return for taxes and declare all your gross revenues and subtract all your expenses including rebates.
References :
I suggest you find a local (Montreal) agent that deals with international clients. Call around and find one that works with "business" people that live and work in different cities. It is very common in most large cities for people to do this. I wouldn't use an agent from New England unless they live part-time in Montreal.
